Kodiak was founded by a developer/owner, thus best understands how to protect Landlords during Building and Tenant Improvement projects.  Each project will have a single point of contact reviewing the design and construction, all the way through to completion and close-out with a general contractor.  All of this will be accomplished while communicating and coordinating all that could be potentially disruptive to the existing tenants in the building, as well as the Landlord team.  Kodiak has overseen the delivery of some of the most significant projects in the Rosslyn-Ballston Corridor, most notably the GSA (DARPA) Headquarters at 675 N. Randolph Street, Avalon Bay’s Headquarters at 4040 Wilson Blvd., Marymount University Ballston Campus at 1000 N. Glebe Rd., GSA (The Office of Naval Research) @ 875 N. Randolph Street and VIDA Fitness @ 4040 Wilson Blvd., to name a few.

Preventative Maintenance

In an effort to maximize value of all KRS managed buildings, KRS prides itself on being proactive rather than reactive, providing scheduled and periodic maintenance on all building equipment to receive the optimal use during the equipment’s life cycle. Equipment is preserved and restored by completing cyclical services such as minor adjustments, lubrications, oil and filter changes, etc. Equipment deterioration is monitored and worn components/parts are replaced in timely manner to avoid equipment failure.

Financial

Budgeting, Accounting and Reporting: Kodiak’s Realty services can provide customized, timely, comprehensive and informative financial reports and statements to assist Owners with annual budgeting and operations. Such services include financial accounting for all transactions, maintenance of a general ledger for the property, maintaining tenant accounts, security deposits, accounts receivable and accounts payable. If required, Kodiak will work with the Owner’s outside accountants or auditors for the coordination of attest engagements that the Owner may require (e.g., audits). Services will include timely presentation of financial information in a digital format for integration by the Owner into its accounting system. Reports will include periodic statements to assist Ownership with compliance with budgets (variance reports)
